Smart Building
Management Systems
India's trusted BMS/IBMS integration partner — unifying HVAC automation, energy management, smart lighting, fire safety, access control and 14 smart building technologies on one intelligent platform. LEED · IGBC · ECBC compliant.
What is a Smart Building Management System?
A Building Management System (BMS) — or Integrated Building Management Solution (IBMS) — is the centralised intelligent platform that monitors, controls and optimises every mechanical, electrical and MEP element of a building. HVAC, lighting, fire safety, access control, energy metering and IoT sensors all converge onto a single operational dashboard, giving facility managers real-time visibility and control from anywhere.
Modern BMS platforms leverage IoT sensors, edge computing, AI/ML analytics and cloud connectivity to deliver predictive intelligence — not just reactive alerts. They are the technology foundation for LEED, IGBC, GRIHA and ECBC green building certifications while dramatically reducing operational expenditure, carbon footprint and maintenance costs.

Problems We Solve
Commercial buildings face a common set of operational and compliance challenges that smart building technology directly addresses.
High Energy Consumption
Buildings account for 33% of India's total energy consumption. Unoptimised HVAC, lighting and equipment waste 25–40% of energy that smart controls can recover.
Manual Facility Management
Spreadsheet-driven operations, reactive maintenance and paper-based logs lead to inefficiency, missed SLAs and escalating FM contractor costs.
Fragmented Building Security
Siloed access control, CCTV, visitor management and perimeter systems create blind spots, compliance gaps and liability exposure for building owners.
No Real-Time Visibility
Without unified dashboards, facility heads operate blind — unable to identify faults, track KPIs or respond to anomalies before they become expensive failures.
Unplanned Equipment Downtime
Reactive maintenance for chillers, AHUs, lifts and generators creates costly emergency repairs, tenant dissatisfaction and SLA penalties across portfolios.
Inefficient Space Utilisation
Post-pandemic hybrid work patterns mean 40–60% of office space sits unused. Occupancy analytics enable lease renegotiation, energy savings and workspace redesign.

How It Works
From sensor to insight in five steps — AOPL's proven BMS delivery methodology.
IoT Sensors & Meters Collect Building Data
Temperature, humidity, CO₂, energy, occupancy, water flow, equipment status and access events are captured by thousands of edge sensors across the building.
Gateway Aggregates Data with BACnet, Modbus & MQTT Protocol
IoT gateways and edge controllers aggregate diverse sensor protocols (LoRaWAN, Zigbee, BACnet, Modbus) into standardised data streams that the cloud BMS platform understands and acts upon.
Cloud BMS Platform Ingests & Stores Time-Series Data
The Facilio or similar BMS platform receives raw sensor data, timestamps it, stores it in a time-series database, and begins running AI models to detect anomalies and patterns.
AI Analytics Detects Faults & Generates Insights
Machine learning algorithms continuously analyse data patterns. When anomalies are detected (e.g. chiller vibration trending towards failure, CO₂ exceeding setpoints), the system flags the issue and suggests corrective actions.
Facility Team Acts on Actionable Intelligence
Dashboard alerts, mobile notifications and auto-generated work orders empower facility managers to act predictively — scheduling maintenance before failure, optimising HVAC before peak hours, and achieving ESG targets through data-driven decisions.
